El Embarcadero condominiums & apart-hotel, is on the ocean in the center of town at Isla Colon, Bocas Del Toro. El Embarcadero is a new, never before seen concept for the Bocas Del Toro community, composed of the following;
- Elegant, 4 story building with commercial space on the ground floor.
- 45 condominiums on the 2nd, 3rd and 4th levels.
- 1 and 2 bedroom units each with spacious outside balconies.
- Backup electric plant for power outages.
- Water filtration systems.
- Elevator and stairs for easy access to upper levels.
- Reception / administration area on the ground floor.
- 3 commercial units on the ground floor.
- Boat dock.
El Embarcadero will be an up-scale "Apart-Hotel" (Apartment Hotel) whereby each apartment (condominium) unit is individually owned and a hotel management company will oversee the management and administration.
Currently, we have permitting complete through ANAM, IPAT, and MIVI, however, final permits through AMP and the Municipality of Bocas del Toro are pending approval. The building is planned to begin construction once final building permits are obtained.
Half of the building will be over titled property (on the road side), and half of the building will be over concession property. The half that will be over titled property will have titled condominiums for sale, which can be mortgaged by banks. The other half cannot obtain bank financing as it will be constructed over concession property which will be structured through a fractional ownership arrangement, which is essentially a corporation shell whereby each unit buyer will own shares in the corporation holding the concession.
